The mixed-use residential and commercial building, composed of Wing A (3B+Gf+6+Rf) and Wing B (3B+Gf+4+Rf), is positioned as a single-sided, attached corner volume with wings oriented parallel to Vojislava Ilića and Topalovićeva streets.
The above-ground levels of Wing A include 2 commercial units on the ground floor and 35 residential units up to the top recessed floor, while Wing B comprises 1 commercial unit on the ground floor and 8 serviced apartments on the upper levels.
The ground floor is articulated through passageways connecting to the interior of the block, while the façade composition reflects the dynamic shifts in depth and material treatment of the façade panels. The dominant corner is accentuated by a glass curtain wall that unifies the ground and recessed floors.
The material palette combines ventilated façades with ceramic cladding on substructure and integrated insulation layers, finished in corten tones on floors 1 to 4 and limestone tones on floors 5 and 6. Façade bands in the slab zones contribute to the visual stability of the composition.
All glazed elements are constructed using aluminum profiles with thermal breaks, powder-coated in a matte RAL shade, and fitted with triple-glazed thermal insulation glass. The opaque sections of the curtain wall include insulation layers between the glass surface and the solid masonry wall.
Interior wall finishes vary depending on their location – ranging from plastered surfaces and gypsum board cladding to ceramic tiling – all aligned with the architectural concept.
The architectural design of the building is a thoughtful response to the urban context, functional requirements, and contemporary design principles. Through dynamic façade articulation, differentiated materiality, and precisely defined details, the project achieves spatial-functional and visual coherence, with an emphasis on urban articulation of the corner position and integration into the existing environment.
