The residential-commercial building is designed as a corner, single-loaded structure with a height of 3B+Gf+6+Rf, oriented towards Niška Street and the planned access road. Its functional layout comprises 28 residential units and 4 commercial spaces on the ground floor, while three underground levels are designated for parking, with two-way vehicular access.
The architectural concept emphasizes the corner prominence through a contemporary, articulated, cassette-style façade, highlighting volumetric dynamics and a carefully considered relationship with the surrounding context. The ground floor is partially recessed to create an external environment and ensure better integration with the street front.
The façade design features recessed volumes, cassette panels, and linear elements, providing depth and a dynamic play of light and shadow. The material palette includes high-performance façade ceramics and glass, with dominant white smooth ceramic panels, while the volumetrically emphasized segments are highlighted in dark green ceramic. Terraces are designed as curtain walls with anodized aluminum frames and glass infill, and railings are made of laminated safety glass.
The building harmoniously integrates into the existing and planned urban context of Vračar, representing an example of contemporary architecture that combines aesthetics, functionality, and urban responsibility.
