The existing building, with a layout of B+Gf+1+Rf, is the subject of the Conceptual Design for reconstruction and extension. Vila Malužević, designed by architect Milutin Borisavljević in 1928, is one of his earliest villas and is listed among particularly valuable buildings within a previously protected ensemble.
The architectural value of the villa is expressed through academically composed façades, rectangular window openings, balustrades around the balconies and roof, and a distinctive wooden lattice designed for vertical greenery. The building is freestanding, centrally positioned within a spacious plot, with an entrance emphasized by a staircase. Structurally, it is constructed using a reinforced concrete system, with brick walls and a tile-covered roof.
The planned reconstruction and extension preserve the villa’s identity, while introducing new architectural elements – stone, glass, and modern cubic volumes – creating a harmonious dialogue between the old and the new. The new section is designed as a dynamic yet unobtrusive counterpoint to the historic façade, while the roof composition unites the flat and attic segments into a cohesive architectural whole.
