The mixed-use residential–commercial building, with a floor configuration of 3B+Gf+5+Rf, is designed with clearly differentiated functional zones. Commercial uses, as the dominant program, are organized from the ground floor to the recessed floor in the part of the building oriented toward the railway land, while the residential function is accommodated from the first to the recessed floor, predominantly facing Bulevar heroja sa Košara and the adjacent side plots.
The above-ground floors are unified by a green atrium extending from the first to the top floor, featuring planter greenery and partially integrated into the usable areas of the upper-level commercial spaces. The architectural expression is defined by clear volumetric articulation, a balanced relationship between solid and void, and carefully calibrated proportions, achieving a sequential gradation of mass.
The façades are articulated through a combination of curtain wall glazing, composite panels, and vertical brise-soleil elements, with anodized aluminum profiles and white composite cladding on projecting façade elements.
The residential façade facing Bulevar heroja sa Košara is emphasized by a large-scale perforated composite screen, which, in addition to its strong visual identity, provides effective protection from direct solar exposure. The central commercial entrance (“Entrance V”) is accentuated by an inclined glazed façade plane forming a recessed entrance niche.
The building is equipped with aluminum joinery with triple-glazed units, laminated tempered glass balustrades, and a flat roof, non-accessible except at the recessed floors, where the final finish is granite porcelain tiles, with the remaining roof areas designed as green roofs or membrane systems.
