Building is errected in Prote Mateje Street in Vračar. Given its utterly valuable site, the intervention in space was carefully considered. Through established implementation methodology, a type of intervention was selected in such a way to fit the building into the immediate environment of microlocation in the most expedient way, in formative, structural, functional, and certainly contextual terms. Also, given restricting elements of the urban layout of the building, construction rules within the block, in the sense of a building that is partially built in, while its opposite side faces the neighbor and inner courtyard with a semi-atrium, with strictly defined parameters for the distance of the side bodies from the neighboring structures, the position of building was used in the “interruption” of the street front as angular motif that affirms the entrance vertical of the building, and in principle, it relates to building examples from early 20th century on Franklin Street, by Auguste Perea.
Based on architectural solution of the planned building, the technical, programmatic, functional and design elaboration of architectural solution of residential-commercial building in Prote Mateje Street in Vračar were done. Designed structure has the following flooring: 2 underground floors + ground-floor + 5 floors + penthouse floor.
Designers’ idea was to form a functional housing complex, within which elements intended solely for decoration on the facade are not planned, but the elements, necessary to support application of decoration on the facade, derived from the constructive assembly, volume and structure of the building as a whole.
Intended purpose of the building with housing on upper floors, starting from the 1st floor, including detached floor, fits into the existing and planned, residential character of the immediate environment.
Ground-floor of the building is reserved for entrance hall, vertical communications with upper floors and floors of the building’s garage within the staircase core and passenger elevator. The second part of the ground-floor is intended for shopping space with a separate entrance, independent from the main entrance to residential part of the building.
In conceptual sense, the basic principle in treatment of facade surfaces was based on principle of representativeness, both of the building itself and of its contents, realized through attractive, high-standard residential units.
In the above-ground part, in the building’s yard, there is a green garden which, together with dominant residential part of the building, forms a unique whole, which is additionally complemented by underground part of the building, where garages are located on two levels. Car access to the newly designed residential and commercial building is from Prote Mateje Street, through which access to the yard and car platform leading to the basement floors of the building is further realized.
Issue of a residential house in the city center is as old as the city itself. Elements of shaping and fitting new buildings into the existing city center are often a defining factor of the volume of the future building and functional assembly placed in volumetric membranes. Search for expression and artistic solution are part of the history of the city, users, places and trends in architectural design, demands of clients and skillfulness of architects. With this building in Prote Mateje Street in Vračar, an environment providing new value has been formed in the urban tissue of this city quarter, which matches multiple levels of the site and properly stresses possible concept of a residential and commercial building in the zone of high density constructions to the users of space.
