The mixed-use residential complex Nebessa Kvart (3B+Gf+5+Rf) is conceived as a spatial composition of four volumes organized around three atria. The architectural expression is defined by a gradation of massing: from the permeable, spatially open ground and first floors articulating a clear capacity for public use and integration of retail and business programs, through the upper levels, whose rhythm and articulation visually lighten the structure, to the recessed top floors that lend the building compositional cohesion and spatial solidity.
Commercial functions are distributed across the ground and first floors, forming a compact ensemble of 24 retail units and 53 business apartments. The residential component, comprising 408 dwelling units, is organized as an autonomous entity and programmatically complemented by a spa and wellness center.
The articulation of the ground plane is emphasized through three thematic atria: a sports-oriented courtyard, a central access park, and an open-air children’s playground. Greenery is integrally introduced on the setback levels and across the accessible flat roof. Cascading roof gardens descend toward the atria, visually reducing the overall mass while enhancing sustainability and microclimatic performance. The rooftop also incorporates a running track with outdoor fitness equipment, fostering social interaction among users.
The façade design draws inspiration from Piet Mondrian’s Bright Colored Planes with Gray Lines (1919), expressed through a balanced grid and a refined chromatic palette. Predominant surfaces are clad in a curtain wall system in tones of sand, aged gold, and bronze. As a counterpoint, stone cladding is introduced to provide visual stability and emphasize the geometric clarity of the volumes. Beyond its aesthetic qualities, the use of thermal panels optimizes the building’s energy performance, enabling Nebessa Kvart to achieve a balanced synthesis of functional requirements, visual identity, and environmental responsibility.
