Description
By its architectural solution, the newly designed building is a structure walled off on two sides, organized via two lamellas (Lamella A and Lamella B) oriented towards Ustanička Street and New Road.
As regards functionality, it is a residential and commercial complex intended for living, with accompanying commercial facilities provided via 6 (six) spaces on the ground floor and 19 (nineteen) business apartments positioned on the first floor and 189 modularly formed residential units on the other above-ground floors.
Dominant part of the building in terms of shape is placed along Ustanička Street.
Basement level is accessible via car access and internal road, through which further access is provided to the lower floors, which are functionally provided for light traffic with necessary technical spaces and manipulative zones intended for movement of vehicles.
In conceptual sense, diversity in the approach to architecture and artistic treatment of facades is achieved, thus ensuring representative character of both the building itself and its premises, realized via socially acceptable residential units.
Facade panels of the newly designed building are done as sequentially grouped facade assemblies with final covering of three technologically different, but visually and superficially, very similar materials in terms of their appearance and colors, with a rhythmically uniform arrangement and size of open and closed surfaces.
Specific feature of the building as regards design, and in the context of applied principles of realization, is reflected in the way of shaping planned corpus with used formats of architectural design of moderate ratios of “full and empty” in multiplied, reasonable and very skilfully defined proportions and retained relations that sequentially graduate design, starting from the ground floor, which with its spatial transparency contributes to its own positional importance, through higher floors, which with the rhythm of established relationship between “full and empty” make the body of the building more optimal and relieved, to detached floors which, with their own lightness and deviation from dominant facade plane, make architectural concept simpler, more subtle and certainly unique and compact.
